Wicomico County Real Estate Market Update – May 2026

The Wicomico County real estate market continues to show signs of stability, with both buyers and sellers finding opportunities in today’s market.

One of the biggest trends we’re seeing is a decrease in new listings. During May 2026, 101 homes came on the market, which is an 8.2% decrease compared to May of last year. While fewer homeowners are choosing to sell, buyer interest remains steady.

In fact, buyer activity continues to be encouraging. New pending sales increased by 3.5% year-over-year, indicating that well-priced homes are still attracting attention and going under contract.

Closed sales also remained consistent, with 90 homes sold in May compared to 89 during the same month last year. This steady pace reflects a healthy market where buyers and sellers are continuing to find common ground.

Home values are still showing positive growth. The median sold price in Wicomico County reached $282,500, representing a 2.4% increase over May 2025. While we’re no longer seeing the rapid price appreciation experienced in recent years, values continue to trend upward at a more sustainable pace.

Another notable change is the increase in inventory. Active listings climbed to 313 homes, up from 260 one year ago. This gives buyers more choices and a little more breathing room when making purchasing decisions. For sellers, however, increased competition means presentation, condition, and pricing are more important than ever.

The average sold-to-original-list-price ratio was 94.6%, which tells us that buyers are negotiating and that homes priced too aggressively may require price adjustments before selling. Today’s market rewards sellers who price strategically from the start and position their homes competitively against other available properties.

What This Means for Buyers and Sellers

For Buyers:
You have more options than you did a year ago, and you’re likely to have a bit more negotiating power. While home prices continue to rise modestly, increased inventory provides more opportunities to find the right home without feeling rushed.

For Sellers:
Demand is still present, but today’s buyers are price-conscious and informed. Homes that are priced correctly, well-maintained, and marketed effectively are continuing to sell, while overpriced properties may sit longer and require adjustments.
